Phone photos are usually fine right up until they aren’t — inconsistent from one tech to the next, scattered across devices, and gone when that employee leaves. This is the same walkthrough done identically every time, written up as a report, captured by someone with no stake in the outcome, and stored where you can pull it two years later.
Will this slow down our turnover?
The visit is scheduled around your turn, not the other way around, and most units take well under an hour on site. Reports come back within a few business days — usually before the unit is ready to show.
Do you go inside, or is this just aerial?
Both. Interior is a room-by-room photo walkthrough; exterior and roof are captured from the air. For turnover documentation the interior is the part that matters most — the aerial pass is what makes the exterior record worth having.
What about occupied units?
We work to whatever notice and access process you already follow. Tell us your procedure and we’ll schedule inside it — we’re not going to create a tenant-relations problem for you.
Is there a minimum?
Not to start. One turnover, one visit, one invoice. Volume rates kick in at ten units and again at fifty — most managers try a single unit first and put a portfolio on the schedule after they’ve seen a report.
Who owns the reports?
You do. They’re yours to keep, forward to an owner, attach to a file, or hand to anyone who needs them.
