Will this actually hold up if a tenant disputes it?
It’s built to. Every photo is timestamped and location-tagged, the move-out is shot from the same angles as the move-in, and the report separates tenant damage from normal wear in plain language rather than leaving that to argument. We document condition — we don’t assign dollar values or tell you what to withhold. What makes a record persuasive is that it’s dated, complete and consistent, and that it wasn’t assembled after the disagreement started.
Who lets you in?
Someone has to — a lockbox code, a key handoff, or a staff member meeting us there all work. The exterior and roof pass doesn’t need access, but the interior walkthrough does. Tell us how you normally handle vendor access and we’ll work inside it.
How fast can you turn a unit around?
Usually within a few days of the request, and the report follows within a few business days of the visit. If you’re racing a lease start date, say so when you book — turnovers are schedulable work and we’d rather sequence around your date than miss it.
Do the portfolio rates require a contract?
No. The $129 rate applies automatically once you have 10 or more units under management with us, and $109 at 50 or more. No annual commitment, no minimum number of turnovers. If your unit count drops, so does the tier.
What about occupied units and mid-lease inspections?
We do those too — annual exterior check-ups on occupied rentals, and interior condition visits where the lease allows and the tenant has been noticed. Scheduling around residents is the part that takes lead time, so give us more notice than you would for a vacant unit.
Who owns the reports?
You do. They’re yours to keep, forward and use — hand them to a tenant, an owner, an insurer or an attorney without asking us. We keep a copy on file so you can pull an old move-in record years later, which is usually when you need it.
