When the imagery on file isn’t good enough
National measurement vendors work from archived aerial imagery. That’s fine on a simple suburban roof that hasn’t changed. It’s not fine in three situations that come up constantly around here.
The imagery is stale
Additions, tear-offs, new construction, and storm repairs don’t show up in imagery captured years ago. We fly it this week, so the roof in the report is the roof on the house.
The structure is complicated
Multiple intersecting planes, dormers, turrets, additions at odd angles, or outbuildings a national report skips entirely. We capture what’s actually there and tell you what we couldn’t.
You need photos with the numbers
A measurement report tells you how much material. Ours arrives alongside condition imagery from the same flight, so you can see what you’re bidding, not just count it.
What’s in the report
Delivered as a PDF you can attach to an estimate or hand to a supplier.
- Total roof area — and area broken out by facet
- Pitch and slope — per facet, not averaged across the roof
- Ridge and hip lengths — measured, in linear feet
- Valley lengths — for flashing and underlayment takeoff
- Eave and rake lengths — for drip edge and starter
- Facet diagram — labeled, so the numbers tie to a picture
- Penetration count — vents, stacks, and roof-mounted equipment
- Condition imagery from the same flight — included, not an add-on

What these measurements are — and aren’t
These are documentation and estimating measurements taken from aerial imagery. They’re built to help you bid work, order material, and document a structure.
They are not a survey. We do not produce boundary determinations, lot lines, property lines, or survey-grade data, and we don’t offer volumetric or stockpile measurement. Anything requiring a licensed surveyor needs a licensed surveyor — we’ll say so rather than let you find out downstream.
Every report states the date it was flown, so you always know how current the numbers are.

Those three are published rates — order them without a quote. Measurement reports are the one thing we price to your volume, because a company running forty a month and a company running two shouldn’t pay the same per report.

The questions estimators ask
Is this survey-grade? Can you give me boundaries?
No — and we’d rather say it here than have you find out on a job. These are documentation and estimating measurements from aerial imagery. We don’t produce boundary determinations, lot lines, property lines, or survey-grade data, and we don’t do volumetric or stockpile measurement. If your job needs a licensed surveyor, hire one.
I need the whole site measured, not just the roof.
Different product. A measurement report covers a structure; for the whole property we fly a site orthomosaic map — one stitched overhead image of the entire site you can pull distances, areas and counts off of. Standard accuracy starts at $499, and an RTK-corrected version at $999 when the numbers need to be tighter. Same limits apply: measurable, but not a survey and not certified.
Why not just use a national measurement service?
Often you should. For a standard suburban roof with recent imagery on file, a national report is fast and cheap and we’ll tell you so. We’re the better call when the imagery is out of date, the structure is complicated enough that an automated report gets it wrong, the roof has changed since the last flyover, or you want current condition photos alongside the numbers. Those situations are common enough around here to be worth a local option.
How fast can I get one?
We’re flying the roof rather than pulling an archived image, so this isn’t a same-hour product. Typically a few days to get on site and a few business days for the report. Volume accounts get scheduled ahead of one-off orders — if speed is what matters most on a given address, tell us and we’ll be straight about whether we can hit your date.
What if part of the roof can’t be captured?
We tell you. Heavy tree cover, an obstructed section, or a structure we couldn’t fully see gets flagged in the report rather than estimated and passed off as measured. A number you can’t trust is worse than a gap you know about.
Can I order these in volume?
Yes, and most of our measurement work is exactly that — roofing companies sending a steady stream of addresses. Single reports are $149. Companies on the White-Label Program pay $79 per report and get scheduled ahead of one-off orders. If you’re not on the program but order regularly, send us your typical monthly volume and we’ll price a standing account.
Do I get condition photos too?
Yes, included. Since we’re flying the roof anyway, you get imagery of what’s up there alongside the measurements — useful when you’re deciding whether you’re bidding a repair or a replacement. If you want that as a full documented inspection instead, that’s the $199 inspection.
