A record of your home,
before you need it.
One visit a year documents your roof, siding, gutters, and grounds. When hail, wind, or a fallen limb changes things, you have dated proof of how the place looked the day before — instead of trying to remember.
Four ways we document a home
All of it from the air, by a licensed pilot. Nobody walks on your roof, and you don’t have to be home.
Annual Condition Baseline
A full record of your home’s exterior — every roof slope, the gutters, siding, windows, flatwork, and grounds — captured and dated, then kept on file. Renew it each year and you build a timeline of your property instead of a single snapshot.
See baseline documentation →Storm Damage Documentation
After hail or high wind, we document what the property looks like now — and if you have a baseline with us, we put the before and after side by side. Clear photos, a written report, and a date on all of it.
See storm documentation →Roof, Gutter & Chimney Inspection
A close look at the parts of your house you can’t safely see. Missing shingles, lifted flashing, a packed valley, a cracked crown — found from the air, in an hour, with nobody on a ladder and no boots on your shingles.
See inspections & reports →Home Records & Inventory
Exterior documentation plus a room-by-room interior inventory, stored securely. It’s the file you’d want the week after a fire or a flood — the one almost nobody has, because it has to be made beforehand.
See property records →Three times you’ll be glad it’s on file
A baseline isn’t interesting the day you get it. It gets interesting later.
Storm comes through and your roof takes a beating. The question that decides everything isn’t whether there’s damage — it’s whether the damage is new.
You have March on file.
The buyer’s inspector flags the roof, and now the deal has a roof-shaped hole in it three days before closing.
You knew about it last spring, and dealt with it on your own schedule.
Half an oak is on the garage and you’re documenting your own property with a phone, in the rain, during the worst week of your year.
We already did it, in good weather, and we’ll come back to document the rest.
What’s in your report
- Every roof slope photographed — ridges, valleys, and penetrations
- Full exterior — siding, gutters, windows, flatwork, grounds
- A plain-English written report — not a folder of loose photos
- Existing wear noted honestly — including when everything’s fine
- Dated and timestamped — the whole point of the exercise
- Stored and retrievable — we keep it so you don’t have to
- Flown by an FAA-licensed pilot — insured, authorized, off your roof
- Yours to keep and share — forward it to anyone you like
Less than a service call. Kept for as long as you own the house.
Every baseline includes the full report, secure storage, and priority scheduling for a comparison visit after a qualifying storm.
$149/year to keep it current
$129 renewal · 5 or more, one scheduled route
Qualifying storm events are hail one inch or larger, or a named wind event in your ZIP code.
What people ask us
Do I need to be home?
No. We work from outside, we don’t need access to the house, and most visits take under an hour. We’ll tell you when we’re coming and let you know when we’re done.
Is flying a drone over my house legal?
Yes, when it’s done right. Our pilots hold FAA Part 107 certificates, we carry insurance, and we obtain whatever airspace authorization your address requires — a fair number of Tri-State addresses need one because of the airport. We fly your property at your request and document your property.
Won’t documenting existing wear count against me?
It works the other way around. A report that honestly notes a worn shingle or an old dent is what makes the new damage unmistakable later. A record that claims everything is perfect isn’t credible and doesn’t help you.
Do you file the claim or work with my insurance?
No. We document property condition and give you the report — that’s the whole service. We’re not adjusters, we don’t prepare claim estimates, and we don’t represent anyone in a claim. What you do with your report is entirely your business.
When should I get the first one?
Before storm season — late winter or spring is ideal around here. That said, the second-best time is today. Any dated record beats no record, and the one you get in July still covers you in November.
What happens if a storm hits after I’ve signed up?
You’re prioritized for a comparison visit. We re-fly the property, document what changed against your baseline, and send you a before-and-after report. Response runs on a defined window after a qualifying event, since demand spikes for everyone at the same time.
What if I sell the house?
The reports are yours. Plenty of sellers hand the file to the buyer — a documented, dated history of the roof is a reasonable thing to have on the table during a negotiation.
Other services
No contracts and no minimums on any of it.
| Service | What you get | Rate |
|---|---|---|
| Annual condition baseline | Full exterior record, dated and kept on file | $249 yr 1 |
| Baseline — 5 or more properties | Same, scheduled as one route | $199/property |
| Roof, gutter & chimney inspection | Close aerial look with a written report | $199 |
| Storm damage documentation | Full exterior documented after weather — same scope as a baseline | $249$99 with a baseline on file |
| Home records & inventory package | Exterior documentation plus interior inventory, stored | Quoted by property |
Your baseline includes one free post-storm inspection. Additional inspections, or documentation after a storm that doesn’t meet the qualifying threshold, are $99 each. Note that storm documentation on its own costs the same $249 as a baseline — so most people start the baseline instead and keep the record on file.
