Pre-Loss Baseline Documentation

Document your property
before you need proof.

An annual baseline condition report — aerial imagery, roof and exterior assessment, and an AI-powered report — kept on file so when hail, wind, or a fallen tree hits, you can prove exactly what “before” looked like.

Why a baseline

After the storm is the wrong time to start documenting

When you file a claim, the first question isn’t “what’s damaged?” It’s “was this damage already there?” Without dated records, that question gets answered by whoever argues best — and the burden falls on you.

We work inside the insurance inspection world every week, flying claim inspections across the Tri-State. The properties that sail through claims have one thing in common: a clear, dated record of pre-loss condition. The ones that stall don’t.

A Docu-Fly baseline closes that gap before you ever need it. One scheduled visit a year. A professional, timestamped record on file. No argument about “before.”
What’s included

What’s in your baseline

Every baseline is captured by an FAA-licensed pilot and delivered with the same reporting technology we use on insurance inspection work.

Aerial Roof Documentation

High-resolution drone imagery of every slope, ridge, and penetration — angles a ladder inspection can’t reach.

Exterior Condition Assessment

Siding, gutters, windows, flatwork, and grounds — the full envelope of your property, documented.

AI-Powered Condition Report

A clear, plain-English report flagging existing wear and confirming current condition.

Your Record, On File

Securely stored and retrievable the day you need it — with a dated chain of reports as you renew each year.

Priority Post-Storm Re-Inspection

Baseline clients are first in line for a comparison inspection after a qualifying storm — before the evidence fades.

Claim-Ready Evidence

Before-and-after documentation formatted so you can hand it straight to your adjuster.

How it works

One visit. Year-round protection.

1

Book Before Storm Season

Schedule your baseline visit — most flights take under an hour on site, and you don’t need to be home.

2

We Capture & Report

We fly the property, document roof and exterior, and deliver your AI-powered baseline report within 2–3 business days.

3

Your Record Stays On File

Renew annually to keep the record current. When a storm hits, we re-fly, compare, and hand you documented before-and-after evidence.

FAQ

Common questions

Do I need this if I have insurance?

Insurance pays for covered damage — but you carry the burden of showing the damage is new. A baseline is how you show it. It’s the difference between a claim that’s a paperwork exercise and one that’s a negotiation.

Will documenting existing wear hurt me?

No — it helps you. A report that honestly notes existing wear makes the new damage unmistakable when it appears. Adjusters trust records that show both.

When should I get my baseline?

Before storm season — late winter and spring are ideal in the Tri-State. But the second-best time is today: any dated baseline beats none.

Is the drone work legal and insured?

Yes. Flights are conducted by an FAA Part 107 licensed pilot, fully insured, and we handle any airspace authorization your address requires.

What happens after a storm?

If a qualifying event hits your area, we schedule your comparison re-inspection within our posted response window, document the changes against your baseline, and deliver a before-and-after report you can hand straight to your adjuster.

The best claim is the one you can prove.
